We work on a variety of projects within West Yorkshire, with our main focus being on buy to sell (flip) and houseshares (HMOs).
We pride ourselves on refurbishing our properties to a very high standard, using bespoke interior design to create instantly appealing and inviting interiors that our tenants and homebuyers are proud to call home. From the choice of kitchen to the decoration and dressing, we design every aspect of each home with our end user in mind.
Working with only the best contractors and using the highest quality materials, we work with our team right from the initial planning stage through to completion. This way we ensure the specification is accurate, minimising the margin for error and allowing the profit margin to be maximised.
There is nothing we like more than transforming a tired and dilapidated property into an outstanding home and we're proud to say we sometimes uplift house prices in entire streets due to the quality of our finish.

HILL RISE (HMO)
We picked up this semi-detached property via the auction. The gable end was severely cracked making it unmortgageable and putting off potential buyers. When it unsold in the auction we were delighted to be able to secure it post auction.
The large rooms made it perfect to convert into a 4-bed houseshare with ample space to give each bedroom its own bathroom - a facility we know tenants are looking for more and more these days.
The striking 'bringing the outdoors in' design with its complementary bespoke wall mural in the back garden attracted a high number of tenants as soon as it went to market and all four rooms were fully let and tenants moved in within four weeks.
BOW (FLIP)
This 3-bed cottage was located in a sought-after village on the outskirts of Leeds. It had been very neglected and was in a right state, so we took it back to brick and then carried out a full renovation inside and out.
We went with a contemporary design whilst also keeping a country cottage feel to have maximum appeal to the target audience.
This traditional 4-bed mid-terraced family home located in a popular location for families was a probate property in need of some love and attention.
We carried out substantial works to the house and the garden turning this rundown wreck into a modern family home that proved to be very popular.
The buyer even bought all the furniture and dressing as he loved it so much.

SYCAMORE (FLIP)
We got this 3-bed family home through an auction in London. It was a repossession in need of some TLC.
It showed signs of minor movement which we rectified straight away, stripping it back to brick and carrying out a full refurbishment.
As we do on most of our flips, we work with a trusted local staging company to dress the properties ready to market.
JESS (HMO)
This is one of our first refurbishment projects and we jumped right in at the deep end, stripping it back to brick and carrying out a full refurbishment to convert it from a family home into a 4-bed HMO.
We're happy to say this property continues to be one of our best performing houses. We have two long standing tenants who really look after the place and we're pretty sure they'll live there until they are old and grey!!
